No. It is a landlord’s decision, we always carry out a solvency study of each tenant, and we evaluate if we recommend a guaranteed rent or not.

Who will insure my rent?
We are the managers, and who should ALWAYS cover the rent is an insurance company, in our case we work with the best companies for this purpose, such as Mapfre, Allianz, Mutua Propietarios, etc.
How long will I be covered by guaranteed?
You can choose between 6, 9 and 12 months, depending on each company.
Does the guaranteed rent insurance include anything else?
The Guaranteed Rental policy also includes the legal defense of the owner against disputes arising from the contract, including eviction, claims for damages, criminal defense of the lessor and professional fees and actions, each of the guarantees up to a limit of 3,000 euros. It also offers the insured a legal guidance telephone service.
How much does the guaranteed rental insurance cost?
Rental insurance is not the same as a guaranteed rental. The rental insurance costs around 4.5% of the rent WITHOUT VAT and a guaranteed rental costs from 5% PLUS VAT, i.e. more than 6%.
Who has to pay the guaranteed Rent Insurance?
In many occasions there are landlords who want to pass on this expense to the tenant, but by law in Spain it must be assumed by the landlord, and in the cases in which it is previously agreed, the tenant may assume the cost of the insurance passed on in rent.
